Know that you'll be dealing direct with sellers that have chosen not to pay agency fees. So if you've already signed a realtor's agreement, you may not be able to use us — you can opt out of it. If not, you'll be responsible for paying your agent's fees if you proceed.

Our open house alerts will provide you with a list of all open houses in your chosen area. You'll communicate directly with sellers and set up a viewing time from their added calendar of availability.
Once you've made your decision, use our document builder tools to create an offer to purchase complete with your terms — including purchase price, closing window, due diligence and earnest money amounts, and other pertinent information.
The seller may choose to accept your offer or negotiate further. If it's a multiple-offer scenario, you may be notified that the seller has accepted another offer. Our offer portal and messaging tools make communication easy. We'll guide you with tips and advice on best practices along the way.
Once the seller has accepted your offer, they'll populate your contract and send it to you for review electronically. If everything looks good, sign and you'll get to work on the next steps.
Depending on the state and your contract terms, you may need to send checks to the seller for earnest money or due diligence amounts. We'll prompt you again on best practices. Most banks and closing attorneys will require you to write a physical check for documentation purposes.
If you want to have a home inspection performed, coordinate with the seller for scheduling. Attend the inspection if you choose, and review the report. If you find repairs are needed, use our tools to issue a repair addendum to the seller.
After entering your lender and closing attorney's contact information, we'll automatically distribute your executed final contract to them. Contact both offices to see what further information may be required. We'll prompt you with reminders.
Agree on a date and time for closing with the seller. Check back in with your lender and the closing attorney to make sure all your ducks are in a row for closing.
Bring your ID, checkbook or certified check to the attorney's office at the scheduled time, and start signing.
Collect your keys — congratulations on your new home purchase!
